I help San Diego homeowners, investors and builders figure out what they can build, design it well, and get it permitted.

Every project starts with the same question: what does this lot allow, and what is it worth doing? I answer that first, in writing, before you commit to a full design fee.

Site Feasibility Study — starting at $950

Know what your property can hold before you spend on design. I review zoning, overlays and current state and city housing rules (ADUs, SB 9 lot splits, the ADU Bonus program), then give you:

  • Buildable area and possible unit count

  • The approval path and rough timeline

  • A ballpark construction cost range

  • A short written summary with a site diagram

Typical turnaround: one to two weeks. If you move forward with design, the study fee is credited toward it.

ADU and Residential Design — starting at $9,500

Detached and attached ADUs, garage conversions, additions and remodels, from first sketch through a permit-ready set of drawings. I design for light, climate and daily use, and I coordinate the engineers and consultants so you deal with one person.

Small Infill and Multifamily — by proposal

For owners and small developers using San Diego's density programs. Massing and yield studies, unit mix, design through entitlement and permits. I bring a designer's eye and an operator's sense of what rents and what lasts.

How it works

  1. Intro call. Twenty minutes, free. We talk about your property and goals.

  2. Feasibility. What you can build, what it takes, roughly what it costs.

  3. Design. Concepts, refinement, then construction drawings.

  4. Permits. I prepare the submittal and handle city corrections.

  5. Construction support. Site visits and answers for your builder, as needed.
